We were very satisfied—a pleasant, quiet spot, exactly what we had imagined, ideal for camping. We’d love to come back here. I’ll just mention that future visitors should always follow the route recommended by the owner. We thought we were being clever by choosing the “longer but better” one, and we had quite a hard time. On our way out, we tried the recommended route, and it’s both shorter and better. Thank you.

The property itself is a beautiful, quiet place with no people around. If you’re looking for true peace and quiet, you’ve come to the right place. However, the road here is terrible. It’s impassable for a regular passenger car pulling a trailer. If we didn’t have a 4x4, we wouldn’t even be able to get here. We took the “better” route (according to the owner), but it was still a nightmare. Roughly halfway along the route, there’s a drainage ditch in the road that you can’t just drive over. I had to place boards under the caravan’s wheels to avoid damaging the underside, and the last major turn before the property is also a real challenge. It’s simply not suitable for anyone who isn’t used to driving on slightly rougher terrain. I’d also like to mention that the promised water from the nearby well wasn’t there either. It’s a drought—I get that—but the owner should have been more attentive and let us know. There was supposed to be electricity available on the property via an extension cord, and that wasn’t there either. Two days before our departure, I emailed the owner asking her to set up a sump pump for our utility water, but I received no response. When we arrived at the property and discovered all of this, I called her twice, but she didn’t answer the phone either time or call back.

For me, the biggest plus of this property is how far you have to/can drive through the woods. The place itself doesn't have a view, it's more in a valley, but the whole area is kind of an "undulating plateau" and so the walks on the rolling hills are really beautiful.
The meadow itself doesn't have many flat spots and although it is sloping it is quite soft. So unless it's very dry, I'd stick to the higher parts. I've added two photos of the meadow. There is a small light house at one edge with a fire pit and a trampoline that can be used - also one photo.
There are theoretically 3 driveways
1. From Horní Studének - I would choose this one next time. It's a forest dirt road, quite bumpy in places, but manageable with a slow car. After one rain it would probably still be doable, but if it was wet and muddy, almost nothing would make it, or offroad and a tractor would. A regular van should do just fine in good weather. We have a bit of an off-road van, so we had a nice go. I wouldn't bring a big motorhome. A caravan unless it's small and towed by a powerful car, at least an SUV. Forget the big trailer. It's a surprisingly long drive through the woods, with a meadow and a Boy Scout camp in the middle. See two photos from the forest path.
2. From Busin - we also tried it, most of the road is paved, it's even longer than the first one and there are only about three places to avoid two cars, it's a bit risky. There's a paved ford in the middle of the trail, tiny, but it's a hard pretty significant terrain break and a long nose or butt could get stuck there. The biggest snag is at the end, when you get to the final settlement there's a very rutted track that can be negotiated by driving on the edge, but that would be hard to do with a trailer, and there's a sharp right turn in the settlement where even with the L2H2 van we had to back up once (not on the second pass), but very stupid with a longer van or trailer. 3. From Olsany - I wouldn't even mention this option because it's a tractor road, but someone mentioned it in a comment - don't even try this one :-)
