On the outskirts of the picturesque village of Svojkov, surrounded by meadows and woods, stands a cozy mobile home that offers you exactly what’s so hard to find these days—peace and quiet, privacy, beautiful views, and a few peaceful days all to yourself.
The cottage is habitable year-round. In the summer, the air conditioning will keep you cool, and during colder months, a stove with a heat exchanger will keep you warm. Whether you come for morning coffee on the terrace, an evening by the fire, or just to unwind for a few days, you’ll have your own space and garden all to yourself.

What Awaits You Inside
Sleeping Arrangements—Ideal for 2 to 3 People
The cottage is on the smaller side and is most comfortable for 2 people, or possibly 3 guests.
The master bedroom has a small double bed. The second small room has a single bed with an extra mattress.
If needed, the extra mattress can be moved to the living area and used as a fourth sleeping spot. However, once the mattress is laid out, the living area becomes significantly cramped.
A stay for 2 adults and 2 children is therefore possible, but you should expect the space to be quite cramped when the fourth sleeping spot is used.
The maximum capacity for adults is 3 people.
We want you to know in advance how large the cottage is and what its layout is like, so you can arrive with appropriate expectations.
Fully Equipped Kitchen
The kitchen features a two-burner induction cooktop, a refrigerator, a mini convection oven, an electric kettle, a washing machine, dishes, and basic kitchen utensils.
Living Area
A sofa, armchair, TV, and dining table with chairs—a cozy spot for an evening with a book, a movie, or a glass of wine.
Bathroom
Shower and toilet.
Private Terrace and Garden
The cottage features a covered terrace with seating, comfortable armchairs, a dining table, and a side table. It’s ideal for morning coffee, breakfast outdoors, or relaxing in the evening while enjoying the view of the greenery.
The garden also features a fire pit/grill, a bench, and outdoor chairs. A portable clothesline is available on the terrace and can be placed as needed.
Firewood for heating or a campfire is available on-site for 150 CZK per crate.
Parking
A reserved paved parking space with grass pavers is available for guests in the immediate vicinity of the cottage. Parking is free.
Please park only on this paved area and do not drive your car across the lawn to the cottage. The ground tends to be soggy, especially after rain, and the lawn can easily be damaged.
Caravan / Motorhome
The paved parking area is also suitable for one caravan or motorhome, even during the winter. A 230 V power connection is available.
Price: 390 CZK/night; electricity consumption billed according to meter reading (10 CZK/kWh).

In the Surroundings
Sloup v Čechách, Nový Bor, Zákupy, Česká Lípa, Zahrádky, Doksy, Máchovo Lake, Panská Skála, the Cvikov Brewery, and other excursion destinations.
The AJETO, Pačinek Glass, and LASVIT glassworks are also worth a visit.
The area is popular among cyclists, hikers, rock climbers, mushroom pickers, and motorcyclists. Just a few kilometers away lie the famous Pekelné doly (Pusté kostely / Hell’s Mine), a popular spot for motorcyclists with a unique atmosphere and beautiful routes for rides.
How to Get to the Cottage
Getting there is easy—the road is accessible by car and RV in both summer and winter.
Most visitors arrive in Svojkov from Nový Bor, Česká Lípa, or Zákupy.
In the center of the village, near the church, turn onto a side asphalt road that leads downhill for quite a distance through the fields. On your left, you’ll pass a small goat farm, and on your right, a stylish old log cabin below the church. From there, continue downhill until you reach the cottage.
The road is passable and maintained year-round.
Tip for winter: In case of heavy ice, the drive back uphill toward the center of Svojkov may be slippery. In that case, we recommend continuing downhill from the cottage toward Bukovany, where the road is more suitable for departure.

The price of your stay includes 5 kWh of electricity per day.
Consumption above this limit: 10 CZK per kWh.
Firewood: 150 CZK per crate.

There is an organic compost bin in the garden.
The fire pit may be used outside of the dry season.
Free parking on a designated paved area.
Minimum Stay
We do not accept one-night reservations. The minimum stay is 2 nights.
Local tourist tax
In accordance with the ordinance of the municipality of Svojkov, we collect a local tourist tax of 21 Kč per person per night (for guests over 18 years of age).
This fee is not included in the accommodation price and must be paid in cash during your stay.

230 V or 380 V connection, consumption is charged according to the meter - 10 CZK / kWh.

- The house is equipped with a stove with a heat exchanger, which comfortably heats the entire space.
Heating can be done with wood or wood briquettes.
Firewood is available for a fee - 150 CZK / crate.

Greywater (shower, washing)
- ❌ There is no possibility of pouring grey water on the land.
Guests are kindly requested to dispose of grey water only in designated off-site areas, in accordance with the eco-camping rules.
We also ask that they only use eco-friendly means during their stay if they discharge water from the tanks later.
Chemical toilet
- ❌ There is no chemical toilet sink on the property and it is not possible to provide this service.
Emptying of chemical toilets is only possible at certified sites in the vicinity (e.g. campsites, caravan parks, petrol stations).
Trouble-free arrival even in bad weather
The land is accessible by a paved asphalt side road up to the house, without steep inclines or narrow passages. The road is normally passable by car in winter, but winter tyres and caution are advised in snow or ice. Parking itself is on a paved area of grassed plastic pavers that hold up well in wet conditions. In heavy rain or heavy snow, movement off the main paved area may be restricted - ideally, park directly in a designated space. In the event of extreme weather, please contact us - we will be happy to advise you on arrival.
Restriction of the access road
Access is via an asphalt side road suitable for caravans and motorhomes. The narrowest point on the driveway is approximately 2.8 m wide, with no sharp bends. There is no need to reverse - the road is passable up to the parking space at the house. The parking area is level and paved (plastic paving stones), suitable even in the rain. If you have a caravan longer than 7 metres or a trailer, we recommend contacting us in advance to confirm.

The locality is part of the Lusatian Mountains and Macha Region, with many marked cycle paths:
routes through Sloup - Nový Bor - Cvikov - Krompach and back through the Lusatian Mountains,
the possibility of a trip to the rock castle Oybin in Germany (for more experienced cyclists),
quiet secondary roads and gravel forest paths - also suitable for gravel or trekking bikes.

The mobile home is located right on the edge of the forest, where easy forest and rock paths lead - ideal for walks and longer trips.
In the surroundings you will find:
Modlivý důl (a magical rock pilgrimage site, about 20 min walk),
Svojkov rock castle (10 min),
Sloup v Čechách (approx. 3.5 km through the forest),
sandstone rocks and viewpoints in the surroundings

✅ Rules of stay
Please be respectful of the place, nature and others:
During the dry season there is a ban on fire, barbecues and open flames (announced on arrival).
Fireworks and pyrotechnics are prohibited.
Use barbecues only outside the dry season and away from the terrace.
Nocturnal silence from 22:00 to 7:00 - enjoy the silence that you can really hear here.
Pets welcome but please supervise and clean up.
Smoking outside only, no smoking inside. Ashtray available.
Sort waste - plastic, glass and mixed waste bins are on site. Bio-waste belongs in the composter.
Do not dump waste water or chemicals into the countryside. Please take away or sort what you bring in.
Please treat nature with respect so that it remains beautiful for future guests.

A beautiful place, peaceful and relaxing. A place where you can forget the everyday worries of city life. The cottage is clean, cozy, and modernly furnished. There are plenty of attractions and opportunities for day trips in the area. We really enjoyed our stay here.
