We are continually working on landscaping and improvements after the September 2024 flood. The property is already fully grassed. The kitchen is back up and running, including your favorite self-serve taproom. A gas stove with oven has been added.
We already have the sewer system hooked up and working, and you can use the toilet and washroom again. The water is already potable.
To the fans of "kadibudka" we say: do not despair, our "mole house" (read: Kadibudka built by uncle Mira - aka Mole) is still functional and well maintained. It will remain functional for ever and ever!

Now still partially unfenced plot of about 9000 m2, at the very end of the village. On the boundary of the plot a semi-demolished canal, suitable for swimming (in summer for all, the rest of the year only for the brave), forest, meadows..... In sight of the Praděd mountain.
Cyclists, motorcyclists, boaters and dog walkers welcome.
Possibility to rent tools for minor vehicle repairs, car charger, starter cables, etc. For owners of electric cars the possibility of charging the vehicle directly from our garage - wallbox is in operation.
For a fee, an off-road scooter suitable for riding with a dog.
Upon agreement of a guide with the surroundings.
NOTE: The total area of the (as yet unfenced) land is 9000 m2, of which about 1500 m2 is used by the owners for private purposes. Therefore, it may happen that you will not be completely alone on the land. However, 7500 meters are freely available and you will always have a large enough piece of your own privacy on the plot. Edit:
After the floods in September 2024, the water "fluffed up" our land a bit. Currently, the trees, playground, and fencing along the river are completely missing. Nevertheless, we are doing everything we can to make it nice for you again.
Even so, by not being put off by the journey to our property, you will help to speed up its restoration or improvement, for which we will be very grateful. And we'll be happy to do everything we can to make you feel comfortable and happy to come back.

- Water from own well - from tap and garden hose.
In the period from about November to March, the water is turned off due to frost, but it is possible to fill the drinking water in the owners' house.
For the time being only cold water is available, there is no shower.

- Grey water can be poured down the sink, wash dishes and hands in cold water in the sink by the toilet.

There is an asphalt road leading to the plot, passable even in wet weather.

Swimming in the Opava River directly behind the garden, saltwater pool in Karlova Studanka, Aquapark Bruntál.

Many hiking trails and nature trails in Karlovice and its surroundings in various levels of difficulty. In the surroundings geocaching, quests, nature trails with tasks, stamp game.

Making fire only on our fireplace. It's a great place. I had a great evening here and had a good laugh with a bunch of bikers. I recommend it. The owners are very nice and friendly. I'd love to come again.

Cool concept of renting a campsite. Owners totally at ease, place is very nice. Base camp equipped with excellent draught beer, kettles, cooker, fridge including chilled drinks available for purchase, toilets clean. We stayed only one night but absolutely fine. We will definitely visit again.
We are happy to return here, the owners did a great job after the flood and it looks very nice again , the only small minus in our term noisier Polish band playing music till 2am :/ , but apart from that all fine and thank you.
