Enjoy the beautiful nature, peace and solitude in the Bohemian Forest. I offer to visit a plot of land in the village of Rybník, surrounded by forests and close to the source of the Radbuza river. Ideal place for hiking and cycling trips, near the border with Germany, near the Bavarian Schwarzach.

The land is adjacent to several houses, has in season drinking water, toilet, electricity and WiFi internet connection provided by O2 technology - fixed internet AIR. The area is 900 m2, with the possibility of placing a caravan / motorhome in the reserved space in the axis of the entrance gate, but without the possibility of turning on the plot. Please note that each of the neighbours keep a dog on their property.

Part of the site runs along the access cul-de-sac. This side is relatively open, with planting of tulips approximately 150cm high at a spacing of approximately 50cm. The entrance to the property is secured by a low sliding gate.

There is limited mobile signal availability; Vodafone does not operate in the village; T-Mobile is available and O2 is available to make calls and use 4G (LTE) internet.

There is a refreshment shop in the village open at weekends in the season. Otherwise, the nearest shops and restaurants are 7-12 km away.

electricity - The electric hook-up is next to the caravan / motorhome site - on the left when looking from the entrance. It is approximately 14 metres from the gate. Please do not use electricity to heat your mobile homes or charge your electric cars or motorcycles. The electricity is for normal use - charging electric bikes, heating hot water in caravans and motorhomes, maintaining their traction battery and normal consumption while on board: lighting, blowing, etc. The site is indicated indicatively on the site plan in the photo gallery.

Greywater (shower, washing) - Please do not discharge grey water on the property. Please use the sink under the water column located by the garden shed or the manhole next to the water column. The location is also indicated on the plot plan in the photo gallery and described in the plot manual you will receive when you make your booking. Thank you for your understanding.

Chemical toilet - Disposal of the chemical toilet is not possible. The land is equipped with a sewage treatment plant and using any chemical, even the greenest, risks endangering the environment and, in the best case scenario, just making the treatment plant dysfunctional. In the garden hut on the property, flush toilets, toilet paper, a cold water sink, soap and paper towels are available from April to November. For the disposal of the contents of the chemical toilet cartridges, I recommend the petrol station in Horšovský Týn, where they have been helpful to me in the past. Thank you for your understanding. An acceptable solution (I do it myself) is to use a chemical-free cartridge with the understanding that it is emptied once a day or every other day into the sewage treatment plant shaft. Even on warm days, this interval is sufficient to ensure that the cartridge does not develop odours in the caravan.

The plot is accessed by a quality asphalt, maintained local road. Behind the gate there are 8 metres of 66 cm wide tiled tracks on each side. Within these 8 metres it is possible to park a caravan or motorhome even in bad weather. The paved area with 66 cm wide tiled tracks is 264 cm wide in total, the gate passage is 290 cm wide. The tile tracks are in a slight downward slope from the gate (as is the entire plot) and a slight longitudinal height adjustment is necessary if necessary, depending on the requirements. The tile tracks are followed by a lawn paved with grass pavers for a length of 6 metres, which is already level. However, this rear section is not suitable for standing in adverse conditions (snow, persistent prolonged rain).

Restriction of the access road

With a caravan or motorhome, I recommend arriving in the direction from Poběžovice via Drahotín and Hora svatého Václava. In front of the property there is a generous space - "turntable", ideal for handling a caravan and a motorhome. Thanks to it, the driveway is approximately 3.5 metres wide and extends to a space of 14 x 9 metres in front of the entrance to the property. When fully opened, the gate provides a space of 290 cm wide.

The surrounding area is crisscrossed with numerous cycle paths. The trails are more challenging due to the hilly terrain.

water sports

In summer, the nearby Silbersee in Germany offers great swimming, reachable by car in 20 minutes. In bad weather or in winter, the Aquacentrum Domažlice or Aquapark Kdyně are excellent choices, 30 or 40 minutes away by car.

hiking

The surrounding area is interwoven with numerous hiking trails. The nearest interesting option is the source of the Radbuza River, less than 6 km away.

Other activities

There is a nice children's / leisure playground in the village. In the garden hut there is a set of two bats and balls for table tennis, which can be played on the aforementioned playground. There is also a set of two rackets and baskets for badminton in the garden hut, which can be played on the property.

Everything was absolutely fine, we only spent one evening here but I think more time could have been spent here in peace. :)
We didn't meet the owner himself, but after the news the communication with him was top notch. Before arriving he gave us all the information for the property and the manual explained everything beautifully if anything happened.

A nice, quiet place, the surroundings directly invites to trips. Especially the bike paths are nicely marked and in abundance.
The land is well-kept, the grass is mowed until it looks like the owner lives in the surrounding houses 🙂 . Nice is also the possibility of evening sitting by the fire, which we took advantage of every day. Another benefit is the facilities in the cottage, drinking water and toilet. So one doesn't have to rely only on one's own strength.
