I can only recommend the land. It was well equipped, ready wood for the fire (just scratch with a match), chem. toilet and shelter. It is really spacious. The kids were thrilled with the trampoline, we loved using our own hammock because of the stand. The biggest asset for us was the pond on our doorstep. Thank you!
