Exclusivity is a matter of course. For the sake of your peace and privacy we offer only 1 parking space on the plot. However, there are two parking spaces for cars/tents/caravans on the plot, separated only by planted trees and a third under the plot outside the fenced part and if there are more of you and you want to go together, write to us and we will solve your request :-)
For outdoor seating you can use the covered gazebo, which will also protect you from direct sun or in case of bad weather from rain. Just underneath is a fire pit with logs for seating, available pits for roasts and of course free dry firewood. Lava stone also available in the outside storage area of the marquee (please clean and return before leaving).
Marquee. If you would like to use the maringotka for your stay, it is also available for you for an additional charge of 700CZK/day. If you are interested in a maringotka, please call - we will send you the number code for the key safe and we will increase the fee for services on the Bezkempu platform by 700Kč. The maringotte is equipped with a kitchenette with gas stove and sink with a tap for domestic water from the storage tank, four beds (please bring your own duvet linen or sleeping bags), seating for 4 people and in case of cold weather you can also use the wood-burning stove. Electricity only 12V from photovoltaics for water pumping needs, internal LED lighting , mobile phone charging etc. There is no fridge or drinking water in the marquee - you have to bring your own.
At the moment the marquee had to be covered with bird netting. A scarecrow uncompromisingly let itself in and started to destroy it quite politely. We had everything secured, repaired and made safe so that he would stop enjoying it. So sorry about the green netting around the marquee, it doesn't restrict guests from staying in any way, it's just protecting the wooden cladding of the house. Thank you and understanding.
Please also be lenient with the interior and furnishings. Occasionally we encounter guests who have high expectations. We would like to write here that everything corresponds to the condition as shown in the photos. There are only mattresses without duvets. Also, we do not clean the cobwebs here every day and although we try to keep the marquee clean, you may find some cobwebs when you arrive. It's an outdoors caravan and occasionally a spider will visit. If you would like to bring your dog into the caravan, please contact us. We'll agree on the rules. Thank you for your understanding.

Access to the property may be difficult in rainy weather
The road through the village goes past a building - a farmhouse - it looks like you are driving through private land. But carry on, you will also pass a no-entry zone, which does not apply to landowners and holiday makers. The trees around the driveway have been trimmed, there is no problem with passing through. Further along on the left you will see cottages, caravans . .. the last part (about 200m) of the driveway is not asphalt-surfaced, but is a dirt road that takes you under Bezkemp's own land - a meadow. This will be on the left side of the road and is already on a slight slope. In the event of very wet weather (prolonged rain), access to the site on wet grass can be problematic, especially for large caravans and motorhomes. In this case, we have prepared a paved parking area on the right side of the road where you can also park. It's actually another parking space that is just not fenced, but also belongs to our property.

We were here for the second time and the place did not disappoint. The agreement with the owner was excellent. They left us utility and drinking water in jerry cans - we only used a little utility as we brought our own water. It was also perfectly mowed. The land is sloping but has terraces so placing a caravan is possible. In wet weather access would not be easy - but we had dry weather so totally fine. A very quiet and sunny spot where the cuckoo peeped during the day and the frogs croaked at night. Ideal for bikes and paddleboards, or for fishermen. The property is fenced with a single gate.
We liked this place, quiet location and although unfamiliar surroundings we managed a small walk. This was our first experience with a site without a campsite so we can't quite compare. The booking approval by the owner was quick so we were able to make our decision on Friday and go on Saturday. In short - peaceful surroundings, moderate water views and quick response - satisfaction for us.

The place is very nice, close to swimming in the amazing Rozkoša (it is a part where there are fishermen, but there is plenty of space). We felt like we were by the sea :-), we didn't mind walking a bit for swimming. Plenty of space on the property, the kadibudka clean. A bit lacking shade - will be better when the trees grow up. It rained occasionally - so we appreciated the shelter. Communication with the owners was excellent, quick. Considering what the place offers, could be a little cheaper (compared to everywhere we've been) .
